For 2025, quarterly dues are $741 per unit, due on the 1st of each quarter: January 1st, April 1st, July 1st and October 1st.
The HOA dues cover the maintenance of the common areas:
- Recreation facilities
- Landscape and irrigation maintenance
- bulk cable and internet
- professional property management

A unit may be used for residential purposes only. Please see the governing documents for specific restrictions and more information.
Pets may be kept in numbers deemed reasonable by the Board. All pet owners are required to clean up after their pets and properly dispose of the waste. Dogs must be under the restraint of a leash anytime within Common Areas and pet owners must follow all Town of Jupiter and Palm Beach County Leash laws and ordinances.
Pets may not create a public nuisance, annoy, disturb, injure or endanger the comfort, health, peace or safety of others. The limit to the quantity of pets is further governed by ordinance of the Town of Jupiter (TOJ) (Code 1992, § 5-50; Ord. No. 88-04, § 3, 2-15-2005). For additional details regarding pet restrictions, please refer to the community’s governing documents.
Each unit should have 2 mailbox keys, which are to be acquired from the prior Owner. You are encouraged to make duplicates.
Key Fobs for access to the pool and tennis/pickleball courts should also be acquired from the prior Owner.
Replacement key fobs are $50 and can be obtained from the Management office.
Leases must be for a minimum 90 days. All owners and prospective tenants must complete an application to Lease, to include a “Get Acquainted” orientation to the community with management.
Trash and yard waste pickup are on Mondays and Thursdays.
Recycling and bulk pickups are on Thursdays.
Trash and recycling bins are to be placed in the appropriate area for pick up no earlier than the evening prior to pick-up, and should be removed following pick up (before end of day). All trash/recycling bins should be stored away and out of view in between pickup days. All trash is to be placed in an appropriate trash receptacle with lids that can be tightly closed.
The community’s irrigation system is operated and maintained by the Association. Only authorized personnel are permitted to adjust/operate the irrigation system (owners, tenants and others are not permitted to do so).

The Association has a bulk cable and internet contract with Xfinity.
The Community’s services include Xfinity TV, with 2 X1 HD TV Boxes, and Xfinity Internet, with download speeds up to 200 Mbps.

Before making any exterior modification to a Unit or Lot, an Architectural Change Application (ACC form) must be submitted to the property manager and approved by the ACC/Board of Directors. This includes any and all proposed additions, exterior alterations, and/or other external improvements of any Unit or Lot, including, but not limited to landscaping changes, swimming pools, fences, temporary or permanent structures, satellite dishes, etc.
